What is the reference rent?
It is the Ministry of Finance’s model estimate for an apartment in a particular area and room category. We multiply its monthly rate per square metre by your floor area. This is a reference estimate, not the median of listings and not a valuation of your specific apartment. The base assumes an unfurnished apartment in good condition, without the optional features shown above.
Does a higher rent mean I’m overpaying?
Not necessarily. Renovation quality, the exact street, floor, view and other characteristics can affect a particular apartment’s price. The comparison shows the difference from a model reference, not a verdict on whether the listing is fair. Use Apartment details to account for building age, furnishing, a balcony, terrace, parking and a lift.
Are utilities and service charges included?
No. The official benchmark excludes energy, water, waste and other service charges. Enter the base rent from the listing in the checker. You can add your own estimate for utilities and fees in the monthly cost section. Deposits and agency fees are one-off costs and are not included.
How current is the data?
This prototype uses the August 2026 Ministry of Finance release, based on observations from July 2021 through June 2026, with the greatest influence from 2026 data. The ministry publishes updates quarterly. This page uses a fixed release and does not update automatically. Areas with fewer source observations are marked in the comparison.
